Questions from Renters
Can I put down a "Holding Fee" to hold a property I am interested in renting?
Absolutely. The day you submit your application, if you are interested in pulling a certain property from the rental market, you may place a "Non Refundable Holding Fee". This fee is usally equal to 1 month's rent and is non refundable should you change your mind. If you are denied in the application process for any reason, this fee is returned to you. If you are approved and you sign a lease, this fee is transferred into a Security Deposit that is refundable as long as you fulfill the terms of your lease and the property is left in "rent Ready" condition when you vacate the home.
I need to move into the property on a weekend and Diamond Realty isn't open. Can I do this?
We do not allow tenants to move into a property over a weekend or holiday. If an exceptiuon is made, Diamond Realty will not be responsible for any repairs that might occur. You would have to wait until the next business day to request maintenance.
What if I am a student and my parents are paying my way?
Diamond Realty uses a Parent Guarantor form to prove your income. This form is treated the same as an application. In this situation, we pull credit, current income and rental history on the student/applicant as well as the parent that is guaranteeing the rent for their child. If this is a roommate situation, most owners prefer that each student provide a parent guarantor.
How long may I hold a property with the "Non Refundable Holding Fee"?
Diamond Realty policy is the only hold an available property for 10 days from the date your application is approved. If the home that you've chosen is currently occupied, we will hold it for 10 days after the property is vacant and "Rent Ready." if you do not sign a lease or take possession of the property by the 10th day (unless other arrangements have been made in writing), the Non Refundale Holding Fee will be forfeited.
What is the process for renting properties from Diamond Realty?
Diamond Realty requires all tenants to complete an application. We check credit, current income (Your monthly income must equal at least 3 times the monthly rent) along with current and previous rental history. We reserve the right for a criminal background check as well. We take everything into consideration before we make a decision. We do not have a set credit score that we go by.
How long does the application process take?
Once Diamond Realty receives the application along with all of the necessary documentation, we can usually process the application within 1 to 2 business days.
What if I am currently unemployed or I am a student and I only have Student Loans for income??
Diamond Realty takes all sorts of proof of income. If you are receiving unemployment benefits, student loans or have some money saved up we can use this information.
